If you are applying for Melbourne rentals from another state, you have four realistic options: fly down repeatedly, ask someone you know to go, rely on a virtual inspection from the agent, or pay someone to attend for you. Only two of those reliably end with an application that gets processed.
Here is the honest version of each.
Why does missing the inspection stop the application?
Melbourne agents record who attended the open home and issue an inspection code off the back of it. That code is what connects your application to a property you have seen. Miss the inspection and the application usually goes nowhere — not declined, just never assessed.
This catches people out because everything else about applying is online. You can upload every document, pass every check and still be invisible without attendance.
Option one: fly down for inspection weekends
Workable if your dates line up, expensive if they do not. Melbourne inspections cluster on Saturday mornings and mid-week evenings, and they are usually published only a few days ahead. A weekend trip realistically covers two or three properties.
The cost is not just flights and accommodation. It is time off work, and the risk of flying home without an application in while the properties you saw get leased to people who were already here.
Option two: ask a friend or family member
Free, and fine for a first look. The limitation is what comes back. Someone doing you a favour will send a few photos and tell you it seemed nice. They are usually not checking water pressure, mould around window frames, phone reception, whether the second bedroom actually fits a bed, or what the street is like on a weekday evening.
They also have to be available at that exact time, repeatedly, for weeks. That runs out of goodwill quickly.

Option three: ask the agent for a virtual inspection
Some agents will do a video walkthrough on request. It costs nothing and it is worth asking. Two things to keep in mind: the agent is selling the property, so the tour will show what the property does well, and not every agent will treat a video walkthrough as attendance for application purposes.
Ask that second question directly before you rely on it.
Option four: pay someone to attend for you
This is what we do. You send the listing and the inspection time, we attend, we speak to the agent, and we send back a same-day report with photos, a full video walkthrough, honest condition notes and the inspection code.

Which option should I pick?
If you have found one property and you can get to it, go yourself. If you are applying from Sydney, Brisbane, Perth or Adelaide across several properties over several weeks, flying down for each round does not scale and favours are not a system.
The question worth asking is not what each option costs, but how many application rounds you can afford to miss while you work it out.
Is this the same as a building inspection?
