It is also thirty-odd kilometres out, and the commute is the thing that decides whether the trade works for you. Here is the honest version.
Where is Werribee, and how long is the commute?
Werribee is about thirty-two kilometres south-west of the CBD, in the City of Wyndham, roughly halfway to Geelong.
Werribee station is the terminus of the Werribee line, and the trip into the city takes around forty minutes on a good run, closer to fifty in peak. Being at the end of the line has a real advantage: you generally get a seat. Wyndham Vale station on the Geelong line serves the newer estates to the north-west.
Driving is the part to think hard about. The Princes Freeway feeds into the West Gate Bridge, which is one of the most congested stretches of road in Australia. A drive that takes thirty-five minutes at ten in the morning can take well over an hour in peak. If you are choosing Werribee, choose it for the train.
What does it cost to rent in Werribee?

What is Werribee actually like?
Werribee has a real centre, which distinguishes it from a lot of outer growth areas. Watton Street is the traditional main street with shops, cafes and the civic buildings, and Pacific Werribee is the large shopping centre nearby. There is a hospital, a TAFE, and a genuine town feel rather than the sense of being in a subdivision.
The area is known for its open space: Werribee Park and the mansion, the Werribee Open Range Zoo, the Werribee River and the market gardens running down towards the coast at Werribee South. For families that is a considerable asset — there is somewhere to take children on a Sunday without driving an hour.
The suburb has grown quickly and continues to, so the newer estates around Wyndham Vale, Manor Lakes and Tarneit have the usual growth-area characteristics: new houses, young streetscapes with small trees, and infrastructure that is still catching up in places.
What kind of housing will you find?
Mostly houses, which is the point. Older brick-veneer homes on generous blocks through central Werribee, typically three bedrooms with a back yard, often dating from the seventies and eighties. Newer estate housing further out, which is better insulated and more open-plan but usually on a smaller block with less established garden. A modest amount of townhouse and unit stock near the station and the centre.
If a garden matters to you, the older central Werribee homes generally have far more of one than the new estates.
What should you check at a Werribee inspection?
The actual walk to the station, because “close to transport” covers a lot of ground in a suburb this size, and a fifteen-minute walk in February heat is a different thing from a five-minute one.
Then: heating and cooling, which matter more out here than closer in because the western plains run hotter in summer and colder in winter than the inner suburbs; the state of the back yard, including whether the fencing is sound and whether the “landscaped garden” is lawn or dirt; school zones, since which side of a boundary you are on decides where your children go; and how far the nearest supermarket, GP and childcare actually are, which in the newer estates can be further than you would assume.
Who does Werribee suit?
It suits families who want a house and a yard at a rent that leaves money for everything else, and who either work locally, work in the west, or are content to take the train and use the commute rather than fight it. It suits people who would rather have space than a short trip.
It is a poor fit if you work in the eastern suburbs, if you would be driving over the West Gate daily, or if you want to walk to a bar on a Friday night. If you want the value without going quite so far, Sunshine and Footscray sit closer in at a middle price point.
